Effective October 27, 2026. This page can be read without entering the site.
Verified Risk is a free service that compiles public records about a property address into a report. This notice describes what information the site records, why, and what is done with it.
Entering the site requires accepting the Terms of Use on the entry page. When you accept, we record the date and time (Eastern), the version of the Terms you accepted, your IP address, and your browser type. That record is the evidence of your acceptance described in Section 8 of the Terms, and it is kept as a contract record. It is also used to protect the site against abuse.
The site sets one cookie, named vr_terms. It records only that your browser accepted the current version of the Terms, and it is signed so it cannot be forged. It is a session cookie: it ends when you close your browser, which is why the entry page is shown again on your next visit. The site uses no advertising cookies, no cross-site tracking, and no third-party analytics.
To compile a report, the address you enter is sent to the public data sources that hold the records, including federal, state, and county databases and the US Census Bureau geocoding service, and the report is assembled from their responses. A finished report is kept on our server so you can open and print it; if the same address is requested again within 30 days, the saved report is shown instead of a new one being compiled, and it is deleted automatically 30 days after it is generated. The sample reports linked on the homepage are kept as samples.
If you use the feedback form, we keep your message and any property address or email address you choose to include in it, so the operator can read it and reply. Do not include information in a feedback message that you do not want kept with it.
For holders of an API key, we keep the key in hashed form, a label for it, and a count of requests per day, which is used to enforce the key's daily quota.
The site has no user accounts and collects no passwords. We do not sell information. We do not share information with anyone except the public data sources needed to compile a report you requested, and the service providers that host and deliver this site.
If you do not want an acceptance recorded, do not enter the site; this notice and the Terms themselves are readable without entering. Questions about this notice, or a request concerning feedback you sent, can be made through the Feedback form linked on the homepage after entering; say in the message that it concerns this notice.
If these practices change, the updated notice will be posted on this page with a new effective date.
